We offer property management of Blocks of Apartments in Co-ownership and of Share Transfer Properties.
The principal of ND Holdings Limited, Nick Dodsley was responsible for drafting and implementing many housing development sales contracts and the Co-Ownership Declarations during his 30 year career as a conveyancer and therefore understands the full implications and structures of the documents, the law and boundaries as well as the practical implications of management of property and co-ownership property. In adidtion to this Nick has first hand experience as owner of Flats in Co-ownership and shared environments and fully understands the issues which are important to the owners.
Because we work with lawyers and accountants in our freelance conveyancing and property businesses we can also offer advice and guidance and assist in the maintenance, financial & legal issues relating to your block thereby helping you protect your investment.
In connection with Share Transfer services we offer our management services and will appoint a suitably qualified Company Secretary from our chosen Chartered Accountants practice.
Briefly our services are
- The Collection of service charges due from co-owners
- Acting as Association Representative or Assisting Association Representative with management
- Prepare service charge budgets and forecasts for forthcoming year
- Supervision of building works but generally the employment or engagement where necessary of suitably qualified project managers
- Arrangement of and supervision of gardening, cleaning and day to day management of the block with suitably insured contractors.
- Organising building insurance including surveyor valuations. We can only deal with claims where we are appointed Association Representative or our Company Secretarial offering through our partners is taken up.
- Site visits to the property and quarterly or six monthly inspection of the common areas and report to the co-owners.
- Liaising with the residents and residents committees as necessary
- Dealing with assignments of leases and notices
- Organising and attendance at Annual and one Extraordinary owner meetings
- Preparation of year end accounts and annual returns in partnership with Chartered Accountants
- Provision of suitably qualified Company Secretary from our chosen firm of Chartered Accountants company secretarial service
- Effective legal representation where required from lawyers whom our business already works closely with in relation to Freelance conveyancing.
