The Grounds
The grounds are simply delightful. Relaxing in the sunshine on the front lawn with a cup of tea, or something cold, with flower and shrub borders ablaze with colour, show the very high standard of care and maintenance the complex gets. If a little more shade is required there are many mature trees to gather your mews or just sit with a good book. Add to this some fig trees, grape vines and just peace and tranquility really makes this a beautiful place to live and run a thriving business.


Gîte
All the gîte buildings are constructed of stone with slate roofs and have been improved and upgraded over the last few years. All four gites are predominantly laid out around a grassed courtyard and vary in size from 2 to 3 bedrooms sleeping from 2 to 5 people comfortably. Each gîte has been individually designed with its own character and style and lend themselves for multiple occupants by large family groups or for four separate families. All of the gîtes are fully furnished with all fittings and contents of an excellent quality with gardens and barbeques for each unit.


Main House
The Manoir, or main house, itself provides very spacious accommodation for the owners with 2 great sized double bedrooms and a lovely salon (lounge) overlooking the gardens. As for expansion, and subject to permissions, there is a huge attic area over the first floor. This gives the possibility to extend the number of bedrooms further to create a five bedroom house or to incorporate the restaurant and the kitchen into the house as it would have been originally.


Swimming Pool and Games Room
In addition to the comfort and tranquility of the gîtes and the delightful gardens, there is a 25 long heated swimming pool which is partially covered offering shelter from the sun as well as sun bathing areas. Should the weather become a little inclement there is a covered games room with snooker and pool tables, a separate gym, laundry and external drying areas

Original stone spiral staircase leads up to the 24’ long landing with doors to

On the ground floor, with two accesses from the front, there are the original kitchen and main reception rooms which are presently being used as the restaurant for the gites and the commercial kitchen.

If a purchaser wanted to incorporate these rooms into the owners accommodation, a new internal staircase would be needed to be constructed up to the first floor, subject to the purchaser obtaining any necessary permissions and local advice..

Sitting Area (14’2” x 9’) With wood burner.

Bathroom With bath, basin, WC and separate shower in tiled enclosure.

Bedroom 1 (9’9” x 8’5”) A double bedded room.

Bedroom 2 (13’8” x 8’5”) A twin bedded room.

Outside

The whole garden area comprises extensive lawns with flowerbeds with a mass of flowers and shrubs with fig trees and vines. At the far end of the main lawn there is a fountain with the leisure facilities to the side.

Swimming Pool (25’ x 13’ minimum) A heated pool with paved surround with fencing, part of which is covered giving shelter. Pool house to the side and a ramp leads up to

Games Room (32’ x 22’3”) With pool table, snooker table and other games.

Under this room, there is a fitted gym with various workout machines and a laundry room to the side.

Tractor Barn and Workshops (38’ x 12’8” overall) Two useful buildings with power and light connected.

Private Garden A superb area which is partly walled with chicken run, orchard, traditional vegetable and soft fruit garden and croquet lawn.

Paddocks Surrounding the complex on all sides are paddocks for the horses with water connected and electric tape. The land extends to about 8.25 acres in all. This area offers a tremendous amount of space around the buildings and adds to the rural setting of this delightful property.

Historical Information

The main house was built in the 16th Century and was rebuilt in the 17th Century by the Lord of the Manor as a fortified ‘manoir’ where justice was delivered and rents collected in what is now the restaurant with the guard house in the middle and the massive kitchen on the end with its huge fireplace. The lord lived upstairs accessed by the ‘tourel’ (external spiral staircase) and was guarded by his private army.

The buildings were used as a coachmans cottage, forge, heavy horse stables, cow byre and stockmans cottage. Many of the original features remain and there is scope to renovate the derelict building which is mainly hidden in the undergrowth. There are also two bread ovens and original stone well.
Situation

The nearby village of Malguenac has a mini supermarket, bakery, butcher, creperie as well as a flourishing local school and doctors surgery.

The main town of Pontivy is about 15 minutes away with a number of large supermarkets, shops and other facilities and its popular market on Mondays and train station.

Communications from the area are excellent with the ferry port of St Malo a 2 hour drive away, regional airports at Dinard, Lorient, Rennes and Brest, the TGV at Pontivy as well as the road network.

The north and south coasts are also within easy reach as is the beautiful Lac Guerledan, the largest lake in Brittany, which is by the Quenecan forest with swimming, sandy beaches, water sports and stunning walks. The whole area is rich in medieval and Napoleonic history.

The Canal de Nantes à Brest, which was built during the Napoleonic Wars on Napoleon’s orders, is within easy reach, as well as numerous rivers offering fishing.
