Our sales service is designed to offer you the full Estate Agency service and to provide you with value for money. Nick Dodsley has over 35 years conveyancing experience dealing with all values of residential and commercial property together with leases. In addition to Nick, our sales staff have over 35 years combined experience. So you have an agency with expertise unrivalled by any other Estate Agency.
Our fixed fee sales offer all included full marketing of your home on all of our advertising channels*.
We will attend at your property to provide a free verbal valuation. All of our agents have extensive property experience from the owner of the business through to all our sales staff. We will give you our assessment using comparable properties, our historical data and we also use data from the Public Registry which is accessed on a weekly basis by us in the production of our Jersey House Prices page. Our data is extensive, and we have over ten years Public Registry data of which we have so far published back to the year 2008, and we have completed data to 2006.
Our database generally averages over 1800 active property searchers, some just starting and around 800 we describe as active. In general over our ten years in business we have found that there are always between 600 and 800 active searchers at any one time.
We are clear on our fee pricing and can offer fixed fees for sole and multi agency listings so that the Vendor knows the fee they will pay us. We also offer a percentage based commission fee. All our fees are subject to GST currently at the rate of 5%. You will receive our full advertising service for your property.
We do not want a property to sit on our books with no-one viewing. It does us no good and it does the Vendor no good. We always price using data and our extensive and experienced knowledge of the market.
When you instruct us to market your property, we will also, where applicable, look at your contract, where appropriate, and make you aware at an early stage of anything which may be an issue in respect of the boundaries of your property.
We visit all properties listed for sale with us and have floor plans, and where applicable we attach a site location plans. We photograph the property. We do not take photos using mobile phones. We currently use Panasonic Lumix and Canon Cameras and have an inhouse photographer and our marketing product is also internal so we have control over our advertising.
Our website receives on average between 50,000 and 60,000 visits per month of which 23,000 are unique visits. Of course, all these visitors are not necessarily looking for property at the moment, but it also helps spread the word. We conduct our marketing through Google and Facebook and the print media to advertise your home. The analytics for our website are Google Analytics. Our advertising campaigns are created by our inhouse marketing and website team.
For users with Smart Phones and suitable mobile phones, our website is specifically designed for mobiles and tablets and over the past 12 months website visitors have increased to our site by over 100% year on year.
We advertise on Places and the Jersey Evening Post Property Portal. The prime source for viewings however remains our website, Google and Social Media.
We use lots of photographs to tell the story of your home and its unique features.
We include Floor Plans in our listings as standard and are currently adding as many as possible to our website. All new instructions will benefit from a floor plan. Floor plans are included on all our pricing plans.
We also include Site Location Plans in our listings and are currently adding as many as possible to our website.
Your property is automatically listed on our Facebook page.
Rob Widlinski, our Photographer and Marketer, will photograph your property and one of our team specifically collect information for floorplan, all in one visit. We take on average over 100 photos and then select the best of those photos for our website and marketing. We do not use mobile phones for our photographs and have specialist equipment and software.
We will conduct accompanied viewings around a property where the owner has granted us access to the property. The viewing will be arranged in conjunction with the owner of a property and will take place at a time which is suitable both to the owner and prospective viewer. We conduct viewings in the lunch hour and can also arrange to drive you to the viewing.
We have conducted in excess of seven years of open viewing research, advertising in the JEP, and believe that open viewings only really work in a buoyant market. To meet customer demand, we are conducting 3 to 5 open viewings per week throughout the year, and we market these through the JEP, Social Media and our own e-mailings.
Saturday Booked Viewings are not Open Viewings. We set aside a good part of Saturday to a few properties and will book viewings so they are at a time to suit you. Our offices at 8b Spectrum are open on a Saturday from 9am to 2pm.
We arrange the viewings on Saturday before the weekend so give us a call if you would like to arrange a private viewing of a property on Saturday, no later than Friday morning if possible so we can give the owner as much notice as possible although we will try to accommodate your requirements.
We have introduced call answering services from 8am to 8pm weekdays, 9am to 5pm Saturday and 10am to 4pm on Sunday.
We don't just wait for the telephone to ring. We maintain constant dialogue with all applicants to see whether the properties we are sending them are suitable and also rather than discard the e-mail because we have visited the property we can explain the property to them and often obtain a viewing.
Should you wish, and, if you do not have a preferred lawyer, we will help you find a lawyer to deal with your transaction once your sale has been negotiated through our offices. We have a number of law firms we recommend.
We have 5 working in our Sales and Lettings Team including the Directors and also have2 sales support staff. All our agents work as a team. Our aim is to sell your home.
